Gabriel: “In addition to the fantastic area, Mallorca naturally has the advantage that the island can now be reached very easily from Austria, and there are plenty of flights. Meanwhile, Portugal is still a little insider tip that is rapidly developing into a hotspot."

However, if you want to buy a second home abroad, you should not rush head over heels into the adventure. Gabriel: “Each country has its own laws. Therefore, we recommend every buyer to consult professionals for legal and technical issues. Above all, you should carefully check building permits and usage permits and only buy through reputable brokers – there are enough of those on Mallorca and in Portugal.”

Mallorca as the "model student" of the Spanish islands

For a good twenty years, the Balearic island has enjoyed constant popularity when it comes to second homes, and there are plenty of reasons for this. Gabriel: "Mallorca offers a varied landscape, a very good infrastructure and an attractive range of properties with stable value and very high quality standards." In addition, everyone will find what they are looking for here - the finest cuisine, wonderful beaches to relax and a variety of (beach )Clubs where you can party well. As far as real estate is concerned, "the south-west of the island is currently particularly in demand", says Gabriel, because it is also easily accessible from the capital Palma. According to the expert, classic fincas are currently in particularly high demand, as are apartments with sea views.

There are three main reasons for the high demand for real estate in Portugal: The Mediterranean climate with warm summer temperatures all year round, the country's high level of security and the moderate cost of living compared to other European countries. Lisbon and the surrounding cities such as Oeiras, Cascais and Estoril are still among the most sought-after areas. The coastal regions, particularly the Algarve and Comporta, are also popular with buyers and investors alike. The high demand is also due to the tax advantages that the country offers. These programs enable highly qualified workers, start-ups, entrepreneurs and investors from all over the world to live and work in the country. Benedikt Gabriel: "The offer in Portugal is currently particularly extensive and ranges from large apartments or penthouses in the city center to villas, such as in the coastal town of Cacais, to farms and estates in the Alentejo wine regions or in the Douro Valley."
